The asset is located in the city of Rijswijk within the Randstad, bordering The Hague, an area which hosts more than 400 companies including the iconic European Patent Office, on a freehold plot measuring 9.068 sqm, where the city of Rijswijk recently approved transformation vision enables additional mix-use functions
THE ASSET
16,500 sqm of rentable office space consists of three linked buildings (A, B and C) of four floors each, and a two-level underground parking garage totaling 479 parking places.
STRATEGY
The asset was acquired in Q2 2022. We intend to process a permit request to convert one of the buildings into a residential complex along with architecture plans envisaging an increase in buildability from a current 5,000 gross sqm to an estimated 7,500 net sqm rentable residential area, while maintaining the other buildings as high-end office buildings with minimal vacancy.
